Why Loft Boarding Is Different in a New Build Home

Many homeowners assume loft boarding for newbuilds is simply a case of laying some boards across the joists. Years ago, that may have been common practice, but modern new build homes are very different.

Today’s building regulations require much deeper insulation to help improve the energy efficiency of your home. In many cases, insulation is around 270mm deep, while the ceiling joists themselves are considerably shallower. Placing boards directly onto the joists compresses the insulation beneath, reducing its effectiveness and potentially increasing heat loss.

Many new build homes also feature trussed roof structures. While these provide excellent structural strength, they create narrower access routes and require careful planning to ensure the loft remains safe, accessible and properly ventilated.

Some homeowners are understandably concerned about their new build warranty. That’s why it’s important to choose an installation method designed specifically for modern homes.
